Major council land asset set to be boosted by £1.2m investment

As part of Nottinghamshire County Council’s ambitious land sale programme, £1.2m is due to be invested in its land at Tollerton Park in Gamston to help unlock regeneration, significantly increase its value and future-proof the site.

The 122 acre, council-owned site has massive regeneration potential and has recently been included within a supplementary planning document adopted by Rushcliffe Borough Council. The site could create up to 1,300 new affordable homes as well as employment land, which could mean around 1,500 new jobs being generated in the area.

A final decision is due to be made at next week’s Full Cabinet meeting (Thursday) to allocate this council funding. The aim is that it will be used to progress the planning, development, transport and infrastructure assessment and marketing of this land to help make it ‘shovel ready’ and an even more attractive investment for potential developers.

This land forms part wider land area proposed for a major urban extension known as the Gamston Sustainable Urban Extension. This will play a significant role in meeting the long-term housing, employment and infrastructure needs of the wider area.

Cabinet Member for Economic Development and Assets, Cllr James Walker-Gurley commented that subject to Full Cabinet go-ahead, this funding is all part of a more commercial approach to how the council maximises its land assets. He said:

““We are an ambitious council with a clear vision to unlock land for homes, create skilled jobs and invest in infrastructure. This will deliver massive benefits for our communities, particularly for our future generations.

“Collaborating with Arc Partnership, this is all part of our wider land development programme  worth at least £200 million.

“This land at Gamston is one of our biggest assets, so by allocating these funds now to get this site fully shovel-ready, we hope will bring an unprecedented return on investment, so it’s great news for the tax payer.

“It makes sense to do all this this work now, so it’s ahead of the Local Government Reorganisation, as it will help future-proof this site.”

A timetable has been set out which aims for a planning application in September 2026, and subject to approvals, due to go out to market in May 2027, with a land sale expected in 2027/8.

Cllr Walker-Gurley continued:

“Our wider land programme is already getting a lot of plaudits after being unveiled at UK’s Real Estate Investment and Infrastructure Forum earlier this spring.

“We are really proud that it’s also just been shortlisted as ‘property deal of year’ as part of the national Insider Media awards.”

Arc Partnership is a joint venture between the county council and SCAPE.  Andrea Hopkins, Director of Estates Practice at Arc Partnership, added:
